The project proposal includes improvements to parcel Pierce County Assessor parcel number (APN) 4002470011. The project will develop the site with two multipurpose sports fields with synthetic turf, LED lighting, spectator seating, 100 new parking spaces, and a storage building. The PL-SPR-23-0002, PL-BSP-23-0002, PL-ALP-23-0002, PL-DR-23-0005 & PL-SEPA-23-0002 Page 2 of 34 multipurpose fields will be used by all ages for soccer, football, and lacrosse. The project proposal is for Phase 1A of the two-phase Gig Harbor Sports Complex development which includes the four lots west of Harbor Hill Drive, and north of the existing YMCA, as well as the YMCA property, Pierce County Assessor’s Parcel Numbers (APNs) 4002470020 (YMCA), 4002470012 (Phase 1B), 4002470011 (Phase 1A), and 4002470090 (wetland tract). The applicant has received approval for a performance-based height exception (PBHE) to allow six 70-foot light poles and a variance to setback requirements in GHMC 17.54.030.B.1 to allow field lighting within the 150- foot setback from the residential development to the west.
